The Reserves … N. Squirrel Road Condominium Project Taking Shape

Posted by – Shawn Keenan, City Planner

There has been a great deal of building construction in the City of Auburn Hills, especially in one of our community’s newest residential developments called the Reserves of Auburn Hills.  Over a relatively short period of time five, four-unit condominiums have been erected on the site allowing plumbers, electricians, carpenters, and other trades to begin work on the building interiors, which can be customized to fit the purchaser’s own personal style.

The 65 attached-unit condominium development, located just south of Shimmons Circle, is perfect for those looking for low maintenance living in homes with nine-foot ceilings, hard wood floors and gourmet kitchens.  Units range in size from 1,300 to 1,900 square feet and offer both ranch and split level floor plans with prices starting around $300,000.

Residents will find tree-lined sidewalks leading to the City’s pathway system that is enjoyed by walkers, joggers, and cyclists.  The new neighborhood is expected to be highly desirable as it is conveniently located near employment opportunities, shopping, and other amenities such as Oakland University, Meadow Brook Theatre, Meadow Brook Amphitheatre, and the Auburn Hills Community Center and Library.

“Reserves of Auburn Hills” Condos Proposed on N. Squirrel

Posted by – Steve Cohen, Director of Community Development

An application has been submitted to the City of Auburn Hills by Grandview Building Company to develop a 65 home condominium called Reserves of Auburn Hills.  The project will be situated on 15 acres of land located at 3100 and 3034 N. Squirrel Road.  The initial cost to prepare the property for the first building will be $3.5 million.  The project’s total investment is estimated at $16 million.

Grandview Building Company is currently finishing out the once-stalled Auburn Grove Condominiums (they took it over in late 2011) and intend to build this new project to meet market demand for maintenance free condominium living.

Residents of the Reserves of Auburn Hills Condominiums will enjoy amenities such as lawn and snow maintenance, landscape care, and exterior building maintenance.  All homes will have two car garages, nine foot ceilings, hard wood floors, and gourmet kitchens with custom cabinetry.  Homes will range in size from 1,300 to 1,900 square feet and will offer ranch and split level floor plans.  Anticipated sale prices will range from $225,000 to $275,000.

This type of condominium project was envisioned back in 2001 when these narrow shaped properties were designated as “residential transitional” land use as part of the Northeast Corner Neighborhood Master Plan.   The Reserves of Auburn Hills Condominiums, with its nicely landscaped owner-occupied homes, will serve as an attractive transition and buffer between the apartments to the south and the large lot residences to the north of the property.

Those interested in learning more about this proposal are encouraged to attend the public hearing at the Planning Commission meeting scheduled for Wednesday, July 13th at 7:00 p.m. in the Council Chamber at City Hall.  A final decision on the project is anticipated to be made by the City Council on Monday, July 25th.
